On most Nairobi projects the county approval process, not the construction, sets your start date. Submissions go through the county’s planning and development control process and the timeline varies considerably with the completeness of the submission. Budget realistically for it, and get the drawings right first time — a resubmission is far more expensive in weeks than in fees. We will tell you at the outset what your project needs and what a realistic approval window looks like.
Deliveries into much of Nairobi have to happen outside peak hours, and concrete pours have to be planned around the fact that a ready-mix truck stuck in Waiyaki Way traffic is a failed pour. On constrained city sites with nowhere to stockpile, we sequence deliveries tightly and work early. It is a genuine cost difference from building upcountry, and we price it openly.
Nairobi drainage infrastructure is under pressure and many established areas flood in the long rains. Paving over a compound without providing for the water it used to absorb moves the problem to your neighbour or your own foundations. We design external works with somewhere for the water to actually go — soak pits, attenuation, or a connection where one genuinely exists.
