We build homes for people who intend to live in them. That means the things you will notice in year five matter as much as the handover photographs: how the roof performs in the long rains, whether the drainage copes, whether the finishes still look right after a family has used them.

You will know what it costs before we start

We price against a measured bill of quantities, not a lump-sum guess. Every item is listed, rated and totalled, so you can see what the foundations cost separately from the roof, and you can make an informed decision when you want to change a specification. Variations are quoted and agreed in writing before the work is done — never discovered at the end.

One team, one point of contact

You deal with one site agent throughout. Subcontracted trades — electrical, plumbing, joinery, aluminium — are coordinated by us and paid by us. You are not managing a fragmented set of tradesmen or arbitrating between them when something does not line up.

Built for the site it stands on

Black cotton soil in parts of Nairobi and Kiambu behaves very differently from the murram further out, and it dictates foundation design and cost. We establish what is actually under the plot before pricing the substructure, so the foundation is designed for the ground rather than assumed from a standard detail.

Residential Construction: common questions

To give you a firm price, yes — we price from architectural and structural drawings and a bill of quantities. If you do not have drawings yet we can quote on a design-and-build basis instead, where we appoint the consultants and carry the drawings through approval as part of one contract.

By measured valuation against work actually completed on site, usually monthly. An independent quantity surveyor or your project architect certifies each valuation. We do not ask for large payments in advance of work being done.

Changes are normal on a home. Each one is priced as a written variation, showing the cost difference and any effect on the programme, and it goes ahead only once you approve it. That way the final account holds no surprises.

We can, as part of a design-and-build appointment, or we can work alongside consultants you have already appointed. Either way we will tell you at the outset which approvals your project needs and roughly how long they take, because approval timelines affect your start date.
