Before we start we agree the critical path, the long-lead items and the dates that cannot move. Steel, lifts, switchgear and specialist cladding are ordered against that programme rather than when they become urgent. You get a progress report against the baseline, so slippage is visible while there is still time to recover it.
Commercial shells get re-cut for whoever takes the space. We build in that flexibility from the start — service routes with capacity to spare, sensible riser and duct provision, and floor plates that can be partitioned without structural work. It costs little at construction stage and saves a great deal at first letting.
Where we extend or refurbish premises that are still trading, we phase the works to keep the business open: hoarding, out-of-hours operations for anything noisy or dusty, and maintained access for customers and deliveries throughout.
