Institutional work is the core of what we build. Since 2012 we have delivered classroom blocks, student hostels, multipurpose halls, sanitation blocks and hospital facilities for Catholic dioceses, school boards and community trusts — in Nairobi, Bungoma, Eldoret, Narok, Thika and Arusha.

Building on an occupied campus

Most institutional sites are still in use while we work. Term dates do not move, wards stay open, and a convent remains a home throughout. We phase the programme around the institution rather than the other way round: hoarding and separate site access to keep pupils away from the works, noisy operations scheduled outside teaching hours or during holidays, and a written weekly progress note to the head teacher, matron or bursar so the institution always knows what happens next.

Built for committee approval, not just for the client

Institutional projects are rarely signed off by one person. Funds often come from a diocese, a development partner or a parents’ association, and every one of them needs to see where the money went. We issue measured valuations against the bills of quantities, photographic progress records, and material delivery documentation that a board or funder can audit without a site visit.

Specified to survive heavy use

A dormitory serving two hundred students wears in a way a family home never does. We specify accordingly — durable floor finishes in circulation areas, robust sanitary ware and fittings, adequate drainage and ventilation, and simple maintainable systems an institution can service with its own staff rather than a specialist contract.

Institutional Construction: common questions

Yes. Most of our institutional projects have been delivered on active campuses. We hoard the works area, arrange separate site access away from pupil routes, and schedule noisy or disruptive operations for holidays, weekends or outside teaching hours. The programme is agreed with the school before we start on site.

Regularly. A large share of our completed work has been for Catholic institutions, including Apostolic Carmel schools, Carmelvale Catholic Primary School, Carmel Hill Catholic Primary School, Kimwanga Catholic Primary School and convent accommodation. We are used to working with a project committee, an appointed architect and a funding partner rather than a single client.

Yes. We have delivered institutional projects in Bungoma, Eldoret, Narok, Thika and Naivasha, and across the border in Arusha, Tanzania. For work outside the Nairobi region we establish a site team locally and account for transport and accommodation openly in the tender price.

Yes. We can supply contactable references from the schools, convents and health facilities we have completed, along with photographic records of the works. We share referee details on request rather than publishing them.
